The time it takes to obtain development approval from a council through Queensland’s town planning assessment system can vary depending on a number of factors, including:
- the complexity of the proposal,
- the completeness of the application,
- the workload of the council.
Â
Typically, it can between 2 and 7 weeks for a simple development application, or several months to over a year to obtain development approval for more complex projects.
The Queensland Government has set the statutory timeframe for QLD Councils to assess and determine applications for
- a Material Change of Use,
- Reconfiguring a Lot
- Operational Work
- Building Work.
Â
If an application is considered to be complex, the local Council can request an extension of time to make a decision. Additionally, if the application is not considered to be complete, the council may require additional information, which can also prolong the development approval process.
The DA Rules (Timeframes given by QLD State Government)
There are five stages to the development assessment process:
- application
- referral
- information request
- public notification
- decision.
You can learn more about these in this post.
There are big variances between the Code Assessable development application process and Impact Assessable process as illustrated in the below flow chart extracts.
