This dual occupancy was JREY (formerly known as Urban Planners Queensland) approved within the Low-density residential zone and had a site area of approximately 1244m2.
The purpose of the Low density residential zone code is to provide for predominantly low density, low rise residential activities on conventional sized urban residential lots. Whilst primarily intended to accommodate dwelling houses, dual occupancies may also be accommodated in appropriate locations along with other residential activities and small- scale services and facilities that cater for local residents.
The subject site within the Sunshine Coast Regional Council area was ideally placed for this style of development.
In accordance with Schedule 1 of Sunshine Coast Planning Scheme 2014, the development including Dual Occupancy was defined as follows:
Dual Occupancy: “Premises containing two dwellings each for a separate household, and consisting of: a single lot,
- where neither dwelling is a secondary dwelling
two lots sharing common property where one dwelling is located on each lot ”
