The site is zoned Mixed Use but is not located in a precinct.
The site had an existing approval for a mechanic workshop. A warehouse is not listed in section 6.2.10.2(3)(a)(i), however a warehouse on this site would ordinarily be accepted development as it is in an existing building.
The proposal is only triggered for code assessment as a result of the waterway corridor mapping that partially affected the site.
A warehouse is considered to be a lower impacting land use than a mechanic workshop that is in closer alignment with the land use outcomes envisaged for the Mixed use zone. In addition a warehouse remains compatible with the industrial uses conducted on all sides of the subject site.
